Bryant Homes Poor Energy Efficiency Performance
Rooks View is a small estate in Bobbing, Sittingbourne, Kent made up of 34 homes, most of which are supposedly executive detached homes. The houses were built over the last three years by Bryant Homes, part of Taylor Wimpey, Britain's largest house building company.
Some of the residents say that since they moved in they have had nothing but problems, but there is one problem in particular that they all seem to have in common. They can’t keep their houses warm despite the fact they were marketed as energy efficient homes. One resident said he expected some snagging when he moved in, but he didn't expect it to be cold even when the heating is turned on. His neighbour said that it was so cold at times that she was able to see her breath indoors, particularly on the top floor.
When the residents complained Taylor Wimpey investigated and made some repairs to the insulation. The residents said this work has not been enough and they're still not as warm as they should be.
An independent chartered surveyor examined the insulation in some of the residents' houses. He reported that the lack of insulation, notably no cavity wall insulation in the new homes in Kent he saw means that they would not even meet the basic standards imposed by building regulations. Not what you expect from Britain’s largest house building company.
A buildings energy analyst also took thermal images of six of the properties at Rooks View. He said that pictures of an energy efficient home should be consistent in colour, but the photos of Rooks View showed a variety of colours which indicated poor or non existent insulation. He concluded that the new homes in Swale, Kent were not as energy efficient as they should be.
Bryant Homes has since issued a statement apologising to the affected residents at Rooks View for the inconvenience caused by the issues relating to the way the insulation materials were installed (or not). They stated that the outstanding work would be resolved shortly and that they are reimbursing and have reimbursed some homeowners where appropriate. Bryant Homes said that in the case of the lack of insulation, that they had not achieved their usual high standards. Not all 34 properties were affected by this issue and the problems are due to a ‘site-specific installation issue’ and not the design of the houses.
They went on to add that those (sub contractors) responsible are no longer with the company. They are working with residents to bring their insulation up to an energy efficiency standard as quickly as possible and they have now resolved the majority of the initial complaints although regrettably in some instances this has taken longer than anticipated. They said there are now very few outstanding issues at Rooks View and that they are dealing with these as a priority with the full support of the National House Building Council (NHBC).

Why People Buy New Houses
The House Builders Federation points out the following key advantages for new homebuyers:
* Cost. Research by the House Builders Federation suggests buyers could save up to £25,000 by selecting a new-build rather than a second hand home.
* Low maintenance. Homeowners can also have the additional peace of mind that comes with a new home. Warranties are offered with most new homes to cover the build quality, and new homes should also be covered by the National House Building Council's (NHBC) 10-year guarantee.
* Less stress. Buying direct from a house builder can take the stress out of home buying by removing the dreaded property chain. Some house builders also have stock properties that are ready to move into straight away.
* Space. Research by the HBF into the size and layout of homes has shown that people could be losing thousands of pounds' worth of space when buying an older property. They maintain 17% of space goes to waste in older homes, as downstairs rooms are rarely interconnected, meaning occupiers don't get maximum use. Circular layouts - more common in newer homes - ensure living accommodation is maximised to meet modern-day needs.
* Safety. House builders must adhere to the latest building regulations, which set standards on everything from fire safety to ventilation and from electrical safety to quality of workmanship. As standards increase each year, even a house that is 15 years old will be significantly out of date and will not be built to the same high quality as a modern new-build. Fire alarms are also fitted as standard on new homes.
* Security. New homes are often more secure, using the latest security locks, exterior lighting and alarms. This can save more money for homeowners by reducing house and contents insurance.
* Efficiency. New-build developers also install the latest energy saving measures, which can mean lower gas and electricity bills for occupiers. For example, improved insulation and double-glazing found in new homes can make them four times more energy efficient than older houses.
* Personal taste. Homeowners can stamp their own individual mark on a new-build home before it is even been built. Most home builders offer a range of options on the interior design and fittings on their homes, offering the latest specification tiles, kitchens, bathrooms, appliances and floor-coverings. A new home is like having a blank canvas.
